The Stanley Common Council held a public hearing on Tuesday, Sept. 8 at 5:30 p.m., later voting to rezone parcel 281.01001.000 R-2 Single Family Residential District. No one spoke at the public hearing, which was closed after two minutes.
The vote to rezone clears the way for Cattail Crossings, a proposed development of 39 single-unit homes by S.C. Swiderski of Mosinee.
Still pending a developer’s agreement, Cattail Crossings would be a new residential development on approximately 13.7 acres between Pine Street and County Highway X, east of the company’s existing apartment buildings. Swiderski owns 2.37 acres of the development area, and would make an offer to purchase 11.33-acres from the city. The two combined parcels would then provide the space for the new single family home development, to be built in six phases.
Access from Pine Street is planned as a controlled intersection, while the County Highway X access remains subject to county requirements. Infrastructure for the development will include streets, water, sewer, curb and gutter, with details as regards the division of infrastructure costs pending a developer’s agreement between the city and developer. Cattail Crossings is also expected to preserve green space, while recreational features such as walking or bicycle paths and playground space have been discussed as ways to better connect the neighborhood with the rest of Stanley.
Previously stated home price figures for Cattail Crossings indicate a price range from the low to mid-$300,000s into the low $400,000s, with higher-priced options potentially available depending on buyer interest. The neighborhood is intended to provide housing for both entry-level buyers and families as well as retirees looking to downsize.
Home designs for Cattail Crossings include the Darren, the Grant, the Chelsea, the Abigail, the Darcy, and the Charlotte. Home designs range in size from 1,352 to 1,639 square feet and are generally slab on grade, although basement and other options are available at additional cost. One design (the Abigail) is a ranch style home.
The construction timetable for Cattail Crossings remains dependent on completion of the land purchase, surveying, due diligence and the developer’s agreement, as well as housing demand and market conditions. Roads and utilities could begin in spring 2027, with the first seven homes constructed in fall 2027. Additional phases would continue through spring 2030, when the final six homes are scheduled to be added.
